Austin-Area Residential Appraisal Practice

About Capital Appraisals

Capital Appraisals gives homeowners, families, lenders and real estate professionals direct access to a Texas Certified Residential Real Estate Appraiser serving Austin and Williamson County.

Jacob Hodges is the certified appraiser behind Capital Appraisals. He has been appraising residential property since 2018 and works directly with clients from the first property conversation through the completed assignment.

The Appraiser Behind Capital Appraisals

At Capital Appraisals, clients work directly with Jacob about the reason the value is needed, the property, access, available records, and any lender or professional instructions that affect the assignment.

His experience includes lender-related work and private residential assignments involving estates and trusts, divorce, pre-listing decisions, construction, land, and manufactured homes. That breadth helps Capital Appraisals serve clients with standard residential properties as well as homes involving renovations, additions, construction, acreage, or other property-specific considerations. Jacob keeps the work focused on the residential property, the intended use of the appraisal, and the information needed to begin.

What Clients Can Expect

Capital Appraisals keeps the starting process straightforward. Begin with the property address, why the appraisal is needed, the timing, and any known access or property details. If an attorney, trustee, lender, AMC, or other professional is involved, include their instructions when available.

Clients can expect direct communication with the appraiser, clear requests for relevant information, and an independent residential appraisal prepared for the stated assignment. You do not need every document organized before reaching out; Capital Appraisals will review what you have and explain the next step.

Residential Experience Across the Austin Area

Standard detached homes are a central part of the practice. Capital Appraisals also has experience with older and renovated homes, production-builder and new-construction properties, condos, townhomes, ADUs, duplexes, infill, homes on acreage, manufactured and modular homes, and properties with custom, lake-area, luxury, or site-sensitive features.

That range supports work across Austin-area communities in Travis and Williamson Counties. An established subdivision home, an older Central Austin property, a newer home in a growing Austin-area community, and a home on a larger site can require different property records and comparable-sale context. Capital Appraisals brings experience with those differences while keeping the assignment focused on the client's residential property decision.
