Share known improvements, incomplete work, damage, repair history, and current use when you reach out. If occupancy or a lease affects access or the reason for the appraisal, provide that context as well. The valuation remains focused on the residential property and the market evidence relevant to the assignment.

Austin Investment Properties Need the Right Comparable Sales

Most residential investment assignments still depend on selecting sales that match the property's location, condition, design, site, and market segment. A standard single-family rental should be compared with properties that appeal to a similar residential market, not automatically with every nearby investor purchase or renovated resale.

In Travis County, older housing, varied renovation quality, additions, and neighborhood-level differences can make the closest sale a poor comparison. In Williamson County, established resale homes may compete with newer subdivision inventory, where builder upgrades, incentives, condition, and subdivision phase can affect the evidence.

For condos, townhomes, ADUs, and duplexes, the analysis also considers unit configuration, project or ownership structure, rental utility, and the residential market in which the property competes. Those details can make the nearest detached-home sale a poor comparison.

The report identifies the property, describes the relevant characteristics and condition, explains the comparable sales and analysis, and provides the appraiser's value conclusion. Owners can consider that real estate value alongside financing, rent, operating expenses, renovation costs, and other investment factors evaluated separately.

Owners preparing to market the property may need a pre-listing appraisal before pricing and marketing decisions. A purchase or refinance loan follows mortgage appraisal ordering and reporting requirements set by the lender.
